9 Things to Consider When Applying for Equestrian Building Planning Permission

24/07/2012

In most cases when building new stables, field shelters, American Barns or any other type of equestrian building you will need planning permission.

Even the most basic application for planning permission will require:

  • Completed application forms
  • Written Design and Access Statement
  • Site Location Plan outlining the proposed site of scale
  • Block Plan with the proposed buildings to the appropriate scale, clearly marked
  • Elevation plans of your proposed building

The following are 9 things to consider when putting you application together.

  • Detailed Plans — good surveys and scale drawings are a must
  • Design and access statement — this is an outline of the business, plus the size, construction and how the site will be accessed
  • Pasture management — it is not always required, but you should be aware that this can be a factor in your application and it is worth submitting plans covering this
  • Waste Management — you need to show how your waste or muck will be desposed of in a environmental sensitive way as there could be concerns over it being allowed to pollute local water sources
  • Designation — is the proposed equestrian building in greenbelt land, an Area of Outstanding Natural Beauty or a national park?
  • Biodiversity — will the new equestrian building affect protected species?
  • Listed buildings — If your property is Listed building consent may be required in addition to planning permission
  • Residential amenity — you will be expected to have considered and addresses the potential impact on your neighbours
  • Traffic — you will be expected to have considered and addresses the potential impact on local traffic
